Repair a Deck or Rebuild It?
The decision starts with the condition of the frame and its connection, not the color of the boards.
Inspect beyond the surface
Soft decking is visible; compromised posts, footings, joists, flashing, and fasteners may not be. A site assessment should look at the whole structure.
Compare what remains
A repair makes sense only when sound components can remain. Replacing surfaces over a failing frame defers the larger problem.
Define the new goal
If the deck also needs a better size, stair route, or railing, a rebuild may solve more than repeated repairs. Ask for both scopes if the condition allows.
Bring this into the planning conversation
A site review should look beneath boards and at the house connection. Ask which structural members are sound enough to retain and which are not. If repair is proposed, request a written list of retained components and the expected scope if concealed damage is found. That makes the repair-versus-rebuild decision more honest.
